    Now Sectional Title Schemes Can (easily) Ditch Eskom, Too

    But it’s crucial to work with a reputable provider for technical, safety, and municipal compliance requirements

    Sectional title residents, like all South Africans, are feeling the strangling squeeze of South Africa’s soaring electricity costs. Since 2008, electricity prices have surged by a staggering 500%, and now, with Eskom’s latest 12.74% tariff increase, we’re paying nearly double for electricity than what we did just five years ago.

    While homeowners in freestanding properties can install their own solar panels and batteries, many sectional title residents feel trapped, assuming they have no choice but to endure Eskom’s rising costs and unpredictable power supply.

    That’s not the case.

    Michael Faber, director of energy at Bright Light (a Sectional Title Solutions partner) says more sectional title complexes are making the switch to renewable energy, unlocking major savings and energy security in the process.

    Sectional Title Solutions is a Joburg-based business that provides a range of services (including advice, zero upfront cost financing, and installation of solar and battery solutions) to community schemes, body corporates and sectional title trustees.

    “People often assume that going solar means a hefty upfront cost or special levies. But that’s not how it works,” Michael says. With a Power Purchase Agreement (PPA), sectional title schemes can install solar and battery systems without residents having to pay upfront. Instead, they pay a set, predictable rate for electricity. And this set, predictable rate is usually much cheaper than Eskom’s rate, he explains. 

    Loadshedding remains a threat and is expected to return as winter 2025 sets in. Also, Eskom’s financial troubles show no sign of easing. Aging power supply infrastructure across South Africa means outages are now unnervingly common. The case for switching to solar and battery power has never been stronger.

    Faber says there are three good reasons for sectional title residents and owners to install solar and battery: 

    Cost savings from day one

    Instead of being hit with unpredictable tariff hikes, community scheme residents can lock in stable, lower electricity rates over the long term. And a well-structured solar PPA will eliminate the shock of Eskom’s ever-rising bills.

    Protection from load shedding and grid failures

    Outages aren’t just an inconvenience: they disrupt work, security systems, and daily life. With an integrated solar and battery setup, sectional title schemes can keep essential power running, reducing dependence on the struggling national grid.

    Higher property values

    Energy security is fast becoming a key selling point in the property market. So think of solar as an investment. Buyers and tenants increasingly seek homes with alternative power solutions, making solar-equipped complexes more attractive and valuable.

    While the benefits are clear, Faber warns against rushing into solar solutions without doing proper due diligence. “There are plenty of installers offering cheap, subpar systems that can end up being inefficient or even unsafe,” he says. “It’s crucial to work with a reputable provider who ensures the system meets all technical, safety, and municipal compliance requirements.”

    South African sectional title residents don’t have to be at the mercy of Eskom’s financial woes. With solar and battery solutions becoming more accessible, complexes now have a viable way to cut costs, secure their energy supply, and future-proof their properties. The key is taking action before the next tariff hike lands.
